Anti-social behaviour
We want our tenants to feel safer in their neighbourhoods, as well as being able to live safely and securely in your home. This section provides information on what constitutes anti-social behaviour (ASB), what you can do if you experience it, how we as your landlord can help, and how to report incidents of ASB.
What is anti-social behaviour?
ASB covers a wide range of unacceptable activity that causes or is likely to cause harassment, alarm or distress to an individual from another household or to the community, or harm to the environment. It can also include more serious, criminal issues such as drug dealing, harassment, racial abuse and damage to property.
Examples of anti-social behaviour can include:
- vandalism: graffiti and flyposting (sticking advertising posters on walls and other public property)
- littering: fly tipping (dumping rubbish on the street pavements or green areas) and discarding litter, rubbish, including drug-related equipment
- noise nuisance: loud music, shouting, or persistence, rowdy or inconsiderate noise from neighbours
- animal problems: persistent dog barking or uncontrolled animals
- verbal abuse: Threats, harassment, or intimidation
- violence: Physical attacks, bullying, or any form of violent behaviour
What you can do
ASB can significantly impact your quality of life and the community's overall well-being. If you’re dealing with ASB, here are some steps you can take:
- Talk to your neighbour: If the issue isn’t too serious and you feel safe doing so, consider speaking with your neighbour directly. Sometimes people are unaware that their actions are causing a problem.
- Report serious issues: If the behaviour is more serious or if talking to your neighbour doesn’t help, contact us by phone on 020 8489 8489. You shouldn’t have to endure ASB in silence.
- Contact the police:
- If you believe the situation is dangerous or could escalate, call the police immediately on 999.
- For non-emergency situations that still require police involvement, call 101.
- Keep a record: For recurring issues, it’s helpful to keep a record of incidents. Note down the dates, times, and nature of the incidents, including how they affected you and who was involved.
- Noise nuisance: If noise is the issue, you may also contact the local council's noise control service. They can provide specific advice and take action where appropriate.
What we can do
If you are experiencing any forms of ASB, there is help and support available for you. As your landlord, we are committed to ensuring a safe and peaceful living environment. To, help, we can:
- investigate complaints: Once you report to us any incidents, we will take your complaints seriously and investigate them thoroughly. If appropriate, we may offer mediation services to help resolve disputes between neighbours.
- work with authorities: We collaborate with the police and other agencies to address serious or ongoing ASB issues.
- legal action: In cases where ASB persists, we may take legal action against the responsible parties, which could include issuing warnings or seeking eviction.
