Reporting problems

Before you report any repairs, we recommend reading our looking after your home section. We list what repairs and maintenance tasks we handle as your landlord and what repairs you are responsible for as a tenant. This will help you understand the division of responsibilities between you as the tenant and us as your landlord.

Out-of-hours emergency repairs

If a situation poses a risk to your health and safety or if there is a potential threat of serious damage to your home, it is important to let us know as soon as possible.

Examples of emergency repairs

  • Burst pipe: Immediate attention is required to prevent water damage and flooding.
  • No heating or hot water: Especially critical during colder months to ensure your home remains warm.
  • No power to all sockets: Loss of power to multiple outlets can disrupt your daily activities and may indicate a larger electrical issue.
  • Sewage backup: This can pose significant health hazards and needs urgent resolution.
  • Gas leak: If you smell gas, call the Transco (Gas Emergency Helpline) immediately at 0800 111 999.

Rechargeable repairs

If you, a member of your household, or your guests cause accidental or deliberate damage to the property or communal areas, you'll be responsible for covering the repair costs.  

Examples include:

  • Blocked drains, pipes, or toilets: If these are blocked due to a lack of reasonable care to keep them free of blockages.
  • Damage to property: We may carry out repairs to rectify damage, but you will be recharged for the costs.
